After you’ve decided on your home, it’s time to sign the purchase and sales agreement, the formal real estate contract, and submit an earnest money deposit along with a mortgage pre-qualification letter. Once the contract is signed, it’s on to the home-buyer orientation meeting to inform you about designing and building the home of your dreams.

Before construction begins, several items need to be agreed on and completed. These items include the approval of your site plan and the submission of a building permit to the city. When the building permit is approved by the city, a construction schedule is created and the “dig date” is assigned to begin construction on your home.

This stage is exciting because you get to personalize your home with options and upgrades. There are three key appointments where you get to make decisions on structural, mechanical, colors, and finishing options for your home. During the selection appointments you’ll be working with our Selection Center Coordinator who specializes in Coleman’s options and upgrades offerings.

The home building process usually takes about 90 days. A walk-through is conducted right before the drywall is hung, to ensure your home is being built to specifications and answer any questions. About five business days prior to close, a final walk through allows for one last opportunity to inspect your home and discuss the warranty program.

Every new home comes with a full year corner-to-corner warranty. Coleman Homes’ warranty program includes free warranty visits during the first year of occupancy. The first visit occurs after the first 60 days where initial issues will be addressed. The final warranty visit is scheduled 11 months after occupancy to address any other issues. All warranty visits are free and the visits are no cost to the buyer.

Finally, the home of your dreams is complete and you’re just about ready to move in. Your home is now ready to fund, either by a lender/mortgage or a cash transaction, and the title company will schedule an appointment to sign closing documents. After this, you now own the home and can pick up your keys from your Coleman Sales Consultant.
